What is the energy efficiency certificate

Consequences of selling without an energy certificate

Law 8/2013 on Rehabilitation, Regeneration and Urban Renewal classifies these infractions into three levels — minor, serious and very serious — with fines ranging from 300 to 6,000 euros in the most severe cases. Moreover, the sale and purchase transaction could be challenged in court if the buyer had not been duly informed about the energy rating of the property before signing.

The energy rating as a sales argument

The energy certificate is not only compulsory but also a valuable tool for the seller. A property with an A or B rating conveys to the buyer an image of low maintenance costs, thermal comfort and commitment to sustainability — values that are increasingly appreciated in the Formentera real estate market by the profile of international buyers looking for properties on the island.
